Chintels Paradiso: Flat in 3 years or refund in 4 months, DC asks residents to choose

Gurugram, May 3 (SocialNews.XYZ) Following instructions of the district administration, the developer of Chintels Paradiso condominium in Sector 109 on Wednesday suggested two options for settlement to the residents of Towers D, E and F of the housing society in a meeting chaired by Deputy Commissioner (DC) Gurugram.

On February 10, 2022, two persons had lost their lives after a slab of six floors of Tower D collapsed partially during repair work. Following the incident, the state government formed a committee to probe the matter, and a structural audit of the building was also ordered.

 

Based on previous reports by IIT-Delhi, Towers D, E and F of Chintels Paradiso condominium were declared unsafe and not fit for habitation.

Meanwhile, under the first option, in case of return of flats by the residents of Towers D, E and F, the developer will pay the prescribed amount per square foot and the stamp duty (which was paid at the time of registration of the flat).

Under the second option, new flats will be constructed by the builder over a period of three years, for which the residents will have to pay a fixed fee per square feet. The DC Nishant Kumar Yadav, assured the residents that they were completely free to choose either of these two options.

In the meeting, on the payment of the amount spent by the residents on the interior, the DC said that on the demand of the residents, the district administration has got the interior valuation report of Tower D prepared by an independent agency.

In this sequence, the interior valuation report of Tower E and F will also be prepared in the next week. He directed the developer to pay the residents whatever valuation of the interior would be in the agency's investigation report.

The DC also directed the developer that if a resident opts for the first option, the developer will have to pay the full amount in the next four months. He clarified that the rent being paid by the developer to the residents will continue till the developer pays the full amount.

Meanwhile, the audit report of Towers D, E and F is being prepared by the Central Building Research Institute (CBRI).

The deputy commissioner assured the residents that the developer is free to conduct any kind of audit at his level. However, if the report of CBRI differs from the report of IIT, then the district administration will get its audit report prepared by a third independent agency.

He also said that if any residents opt for the second option, then after the completion of the construction, the flats will be handed over to the residents only after getting the structural audit report of those flats by the district administration.

However, despite the instructions of the district administration, some residents of Towers E and F have still not vacated their flats. On this, the DC said that they would soon issue a notice in this regard under Disaster Management Act.

The Act would empower authorities to forcibly vacate the buildings.
