Brooke Franke Gagnon: A Vail Native Helping Families Find Their Sanctuary in the Mountains

Brooke Gagnon grew up watching Vail transform from a small ski town into one of the most sought after resort destinations in the country. Now, with nearly two decades in real estate, she helps both locals and second home buyers navigate a market she knows intimately.

Born and raised in the valley, Brooke left after high school to study International Relations at Franklin College Switzerland. After graduating, she spent two and a half years as a Peace Corps Volunteer in Asuncion, Paraguay, where she became fluent in Spanish. However, Vail remained her home, and she eventually returned to build a career representing buyers and sellers across Eagle County.

Brooke has participated in more than $208 million in transactions. Her business is built largely on repeat clients and referrals, which she sees as a reflection of the relationships she has cultivated rather than any particular sales strategy

Talk Less, Listen More

"I was given two ears and one mouth for a reason," Brooke explained. "My goal is to both listen and educate along the transaction process."

Genuine and sincere, she leads with integrity in both her personal and professional life.   That philosophy shapes how she works with clients. “Buying or selling a home consistently ranks among the most stressful life events,” and Brooke sees her role as “setting realistic expectations and steady communication.” She says  “This exciting, yet often emotional process, is often one of the biggest financial decisions of a client’s life.  Ideally, our service aims to bring some joy & levity to the process!”

Two Types of Clients, Two Different Challenges

Her clientele typically falls into two categories. The first is second home buyers looking to invest in a property their families can enjoy for generations. These clients often take their time, visiting during vacations to explore different neighborhoods before committing. Brooke describes these as "legacy" investors, people making an emotional and financial decision they intend to enjoy for years.

The second group faces a different challenge entirely: locals trying to break into a tight market with limited inventory at entry level price points. For these clients, Brooke focuses on connecting them with special loan programs and local initiatives designed to make homeownership attainable. Eagle County has pioneered several of these programs, some of which are now being replicated in other resort markets like the Hamptons.

Staying Human in a Changing Industry

She is pragmatic about changes in the industry, including the growing conversation around artificial intelligence. "AI is just another tool in our industry and won't replace our humanity.  The key is the emotional connection to make big decisions.”

What matters to Brooke is being a long term resource and an above & beyond service, not just an agent who is going to write contracts & close the deal. She wants clients to feel comfortable calling her five years after closing to ask for home help experts, as well as, where their kids should get married or who might be a good photographer for the event.  “I want to continue to be a trusted resource so I may add value to their lives & their enjoyment of our community. “Nothing can replace expert insight coupled with empathy."

A Track Record Built on Trust

Her consistency has been recognized over the years. She has been the top agent at Keller Williams Mountain Properties multiple times, ranking first in total volume and closed transactions in 2018, 2019, 2020, 2023, 2024, and 2025. First in closed transactions in 2022.  In 2024, she was the ninth highest producing individual Keller Williams agent in all of Colorado. And, according to the Real Trends Annual Ranking Report, landed in the top half of one percent of all Colorado Real Estate Agents in production in 2024. She holds certifications as a Certified Luxury Home Marketing Specialist and a Resort and Second Property Specialist. She also has 62 five star Google reviews from past clients.

When she is not working, Brooke spends time with her two kids and her dog Nugget. She has traveled to over 50 countries, but Vail remains where she belongs.

"My passion for my profession stems from my love of people and our community," she said. For Brooke, success has always come from serving others and being an honest advisor. That approach has kept clients coming back for nearly two decades, and she has no plans to change it.
